In this search, Park shore consists of all properties located in
Park Shore, The Moorings and Coquina Sands ... and Olde Naples.
On the Beach, all residences are either hi-rise condo or significant
single family estates. On the inland side of the Bay, many residences
are luxurious new homes. But if the older homes should change owners
and the age of the structure is more than 15 - 20 years, it is a
very safe bet that it will be a 'new' residence in more ways than
just ownership very quickly. The price of 'Florida Dirt' along the
Naples Bay or beach front is a considerable investment. Property
values in the Park Shore / The Moorings / Coquina Sands area will
realistically start at around $150,000 for older and smaller condominium

Aqualane Shores is a relatively small exclusive single family subdivision
on quiet tree lined streets. Aqualane Shores area is south of Olde
Naples and immediately north of prestigious Port Royal. You can
walk to the Olde Naples Shopping District. When Aqualane Shores
was first developed, the residential structures were typically 1500
Sq. Ft. 3/2 houses with a 2 car garage and may have sold for $35,000.
The older homes are quickly being replaced by exquisite new homes.
Almost every residence has a deep water canal out back having (no
bridges) direct Gulf access. Residential values start in the low
1's ($1,000,000) for older home sold 'as is'. The lower residential

Royal Harbor is a single family residential area located on
the other side of Naples Bay from Port Royal and Aqualane Shores.
Compared to its more expansive neighbors across the way, the lots
are smaller but again, almost all the residential lots are on either

If you have deep water out back, chances are there will also be
a dock. Many of these homes are being updated as new owners come

of the developments just mentioned are, by comparison, new. Port
Royal has been a major address in the world for some time to the
point that the original homes are now being replaced by significant
estate homes. Additionally, Port Royal is the only major community
in this investment range to have deep water inlets out back with
(no bridges) direct Gulf access. There are few residential areas
in the world to compare to Port Royal. Investment values range from

"Reciprocity"
- a new term to the Realtor community. Reciprocity is a most important
factor employed in the use of this search engine. When your Realtor
checks their MLS data base, they have access to all property information.
In the past, a Realtor could only show on the Internet properties
which were actually their own listings. When Reciprocity came in
to being, with the consent of individual owners of property, we
could make available all (*) properties to the Internet and identify
the name of the listing broker. (*) If for some reason, the owner
of a property does not wish to have the listing agent share the
data by way of the Reciprocity guidelines, the data on that property
will not be shown on-line but only in the MLS data base. The manner
in which data is provided is dictated by the Naples Area Board of
Realtors. It is not being manipulated in any way by this web search
engine. When you use this search engine, you will be viewing all
