RESIDENTIAL TYPES / DESCRIPTIONS

The follow descriptions are very basic. The closer to the beach, the higher the price. That is one common denominator. A second common denominator is if the residence is on some time of water (major big time on the beach or inner bay with gulf access), or on a golf course, the price is affected. Your basic cost per square foot will be lower for a condo type residence than a villa or single family … all things being equal. It has to do with density … number of residential units per acre, as an example.

It is important to be aware that the search engines will typically show only resales. Residential types in major planned communities 'to be constructed' are not typically found in the MLS data base. The Builder / Developers expect the SMART BUYER to come in to their sales offices with their Buyer's Agent to learn about what is available in new construction in their communities. It is absolutely key to understand that they represent the Seller.

Photo Residential Type Description
Low Rise Condo 1 to 3 floors. Generally any building having more than 2 floor will have an elevator Can also be called a garden, carriage or coach home. Carriage or Coach Homes will have a 1 - 2 car attached or detached garage but the terms (Carriage or Coach) are interchangeable depending on to whom you are talking.
Mid-Rise Condo 4 - 7 floors.
High-Rise Condo 7 or more floors. Found only on the beach.
Attached Villa No upstairs neighbor but share a common wall. Typically a 1 - 2 car garage. Typically a duplex on a zero lot line which means a 10ft. separation between units. An attached villa will be on a zero lot line.
Detached Villa No Upstairs neighbor and no common wall. 2 car garage
Single Family Stand alone single family residence and, if on a larger lot, maybe called
an estate home.

search engine and easy to use. When you see the properties on-line, 'if' there are photos, you will see them. They are marked in the search results with a camera icon: .

2.) This search results page will provide all current active listings in the Naples / Bonita area listed on the Naples MLS system.

COMMON TERMS
"Reciprocity" - a new term to the Realtor community. Reciprocity is a most important factor employed in the use of this search engine. When your Realtor checks their MLS data base, they have access to all property information. In the past, a Realtor could only show on the Internet properties which were actually their own listings. When Reciprocity came in to being, with the consent of individual owners of property, we could make available all (*) properties to the Internet and identify the name of the listing broker. (*) If for some reason, the owner of a property does not wish to have the listing agent share the data by way of the Reciprocity guidelines, the data on that property will not be shown on-line but only in the MLS data base. The manner in which data is provided is dictated by the Naples Area Board of Realtors. It is not being manipulated in any way by this web search engine. When you use this search engine, you will be viewing all properties meeting your search criteria as long as the data is available. It is important to note that it is not possible to show all data on a particular property but you will have excellent summary material. Additionally, the data shown is the data provided by the actual listing agent to the MLS system. I cannot guarantee the accuracy of the material. If there is a photo (or photos), it is because the listing agent provided that material. If no photographic information is shown, either the data is too new and the listing agent hasn't had time to provide the photo(s) to the system or, for whatever reason, the listing agent chose not to include visual information. The same applies to Virtual Tours.
